Flat Fee MLS Listing Process
1. Select your listing plan.
2. Place your order online. We'll get a copy of the order and start a folder with your info.
3. After you list, the response email and link will be to our client area with all docs.
4. In the client area, you'll fill out the documents, upload photos, and provide a description.
5. Click submit and your listing will come to us to list.
6. We will add your listing to the MLS usually within 24 hours and send you a "Partially Saved" listing for you to proof. You email us any modifications, we make them then go live! NO red tape here.
7. After you place your order, we will send the sign, lockbox (via UPS).
8. You will receive a copy of the listing for approval, and everything will be finalized on the MLS.
Once your listing is on the MLS, it will be visible on hundreds, if not thousands, of websites such as Zillow, Realtor.com, Homes.com, Trulia, Redfin, and numerous others at the state, local, and national levels. |

How Flat Fee MLS Listings in Michigan Works
Listing your property with Kermath Realty / Flat Fee Michigan is easy, simple, and straightforward. To get started, simply choose a listing package that best suits your needs. Next, proceed to our secure order page and complete your transaction using a credit card. Once your payment is processed, you'll receive digital documents to complete, which typically takes just 20 minutes of your time. Lastly, email us high-quality photos of your property to showcase its best features. Once we have your documents; listing agreement, sellers disclosures, lead based paint (provided) and the datasheet giving us the info on your home and photos we login as the broker / member of the MLS & input your listing. We have you listed generally within 24 hours.
Sellers doing Flat Fee MLS Listings are still required to sign a listing agreement. However, with the recent NAR lawsuit the commission cannot be in the listing agreement or the MLS listing like before. Commission by law is negotiable. Prior to showing your home, agents typically will call / text us to ask, "What is the compensation being offered"? So, prior to going live with our flat fee mls listing, we discuss what you're willing to offer as a seller. So, consider offering 2-3% to a buyer's agent. Our program saves you money but we don't want agents avoiding us. We want this to work.
With Flat Fee MLS Listings a home seller has choices as far as the "Level of Service". This means the seller is not obligated to have the listing agent (Flat Fee MLS Listing Broker) provide all of the services a "Traditional" agent does. This saves the home seller a considerate amount of money.
We do offer "Full Service" for the sellers who desire that level of service. Full Service means offers are emailed to not only the seller but us too as the listing agent. We help the seller negotiate to get top dollar, help with inspection, pre-approval, title insurance and appraisal. So, utilizing full service with a Flat Fee MLS Listing gives the home seller the same great service a traditional agent does for a fraction of the cost!
The main differences flat fee MLS listing and traditional services, flat fee allows the seller to sell as a for sale by owner FSBO and not pay a commission. With traditional commissioned real estate agents, if you sell your own property, you will own the agent a high commission. Flat fee listing allows the customer to sell as a FSBO and with an agent, having the best of both worlds.

Attempting to run things through their site is the worst way to do things. Realtors tend to avoid doing things the difficult way, going through these "Referral sites"...
