The Listing Process:

  1. All steps must be completed and emailed / faxed to us before we can list your home.  Please click on each step, download all forms, fill out and fax to us at (866) 301-8413 or email . We prefer docs be emailed if possible. Email docs must be saved as .pdf files, no .jpegs please! DO NOT SCAN & SAVE DOCS AS .JPEGS, THEY CANNOT BE USED.
  2. Email docs to: jkermath@comcast.net
  3. We need all  forms below and the MLS datasheet specific to your area to be listed. NOTE: Make sure they are filled in, dated and signed or your listing will not be entered.
  4. All docs if emailed MUST be in .pdf format, no jpgs, they are for photos.
  5. Photos: Photos will only be accepted as attachments, READ THIS PLEASE.
  FORM NAME PURPOSE
1 Sellers disclosures Discloses the condition of your home and if there are any known defects or things that don't work. Be honest with this form. You DO NOT want the buyer coming after you later because of improper disclosure.
2 Lead based paint Discloses the know presence of any lead based paint. Even new homes need to disclose this
3 Agency relationship Describes the relationship we have with you as listing agent. Either you are "Limited Service" or "Full Service"
4 Listing agreement All homes listed in the MLS must have a listing agreement signed.  This agreement discloses you will pay an agent if they bring you a buyer. If you find a buyer then no commission. The commission you offer has to be set on this agreement. Ideally it should be 3% or you run the risk of agents not showing your listing.
5 Welcome Letter: REQUIRED. This is something we put together that explains the entire flat fee mls process. It will save you time, headaches and provide a guideline for the process.
