If you have a limited service listing: Remember, although you're most likely paying a buyer's agent their fee, they work for the buyer and are not here to assist you. Buyer's agents have a "Fiduciary agreement" to the buyer and therefore not at liberty to help you process your offer. YOU SHOULD CONSIDER HIRING US TO DO THIS FOR YOU, WE ONLY CHARGE 1/2 OF 1% OR $500 PER 100,000 SALES PRICE.

Your duties as a “Limited Service” listing:

  1. DO NOT EVER DISCLOSE THE PRICE OF AN OFFER TO A DIFFERENT AGENT!  This is highly illegal and unethical.
  2. You must create a "level playing field".  By this we mean you cannot favor one offer over another.
  3. IF THERE ARE MULTIPLE OFFERS:  You need to let all agents know there are other offers. They all need that "Level playing field" so they have an opportunity to make their "Highest and Best Offer".
  4. You are responsible for processing the transaction. In other words, you are responsible for doing the work typically done by a listing agent.
  5. The buyer’s agent's fee is not negotiable. Nothing gets a buyer's agent more upset than a seller attempting to negotiate their commission down. Remember,  the reason you have the offer is because you agreed to pay the specified commission to get into the MLS.
  6. Do not assume the buyer’s agent will do the work done by the listing agent.
  7. Do not ask the buyer’s agent questions as to how this works or how to do this. He has an obligation to represent the purchaser and not answer questions on how to do this.
  8. If you wish I can convert this to a “Full Service” listing. This means I would negotiate for you, getting the highest price AND process the transaction from start to finish for only 1/2 of 1% ($500 on every 100,000) so it’s a nominal fee for my expertise.
  9. Keep us in the loop with the buyer’s agent by (replying to all) so you , us and the buyer’s agent are in the loop.
  10. Provide us with copies of signed docs and closing statements.
  11. Remember, being in the MLS is a priviledge, there are rules, one of which is to keep the data accurate.  If we do not keep our listings up to date like pending and closings we may get a fine from the MLS. If we get a fine we pass it to you if you didn't keep us up to date.
