Help! I've been listed now for some time (say over two weeks) with no / few showings. What do I do?

I've personally listed over 3,900 homes in all areas of the state.  Assuming the listing is accurate (double check the listing, area, zip code). If the listing is accurate then it is always price or condition, usually price.

Remember, when a home is listed in the MLS it datafeeds to www.realtor.com, www.zillow.com, www.trulia.com and many other sites.  There are thousands of buyers & Reators constantly searching the MLS for homes. It's actually an automated thing where the agent inputs the buyers search criteria and price and the MLS searches every day and emails the results to the buyer.  

Buyers can do the same thing on any search site, input their criteria and the site automatically emails listings each time they "Hit" the system to the buyer.

So, if you don't have many showings it's likely your home is overpriced. You must lower your price a several thousand depending on your price range each week or so until you received showings.  This is a fact, not my opinion.

How much is my home worth?  Any property is only worth what a ready, willing and able buyer is willing to pay. No buyer, no sale. It doesn't matter what your friends think it's worth, what you as the seller think it's worth either. A property is only worth what a buyer will pay. No buyer, no sale.

So, keep the faith and make slight modifications to the price until you "Feel" your way to more activity on your property.

I know when we list a property and it is priced right it will generate sometimes 10 - 20 showings. This tells me it is priced right.
