How to view homes you're interested in

This is an area that is critical you as a buyer should be aware of.  Remember, the listing agent works for the seller. As such, most are not too interested in letting in another buyer's agents clients, that is typically our job or the job of the buyer's agents - to show you the home.

With our rebate program, the idea is for you to try to view homes without us there as your buyer's agent. 

NOTE:  It is critical when you contact a listing agent you tell them we are your agent. If you do not then the listing agent will view you as THEIR BUYER. If this is the case then we are not your agent and there is no commission / rebate! So, it is critical that on the first contact you tell them you do have a buyers agent.

PROCURING CAUSE: Know it and understand it. More info here...  The idea is that whatever agent finds the property for the buyer, that agent earns the commission. So, if you as a buyer find a home then approach the listing agent you become their buyer. So, it is critical you tell them we are your agent.

PRE APPROVAL: Make sure you have a formal mortgage approval or the odds are you won' get in. Realtors usually won't show a home unless they know you can buy it so get the pre approval out of the way.

CONVINCING THE LISTING AGENT TO GET YOU IN WITHOUT US:

HOW TO CONVICE A LISTING AGENT TO LET YOU IN IF THEY ARE HESITANT:  We came up with the term, "Showing Incentive fee".  If you're trying to see a home without us and the listing agent says something like, "That is your buyers agents job"! then we have to somehow motivate that listing agent to get you in.  YOU SOMETIMES NEED TO "SELL" THE LISTING AGENT YOU ARE READY TO BUY!

How the showing incentive fee works:  We (or you) offer part of our commission to the listing agent if they get you in to see the home, typically we offer 5% of our commission.  HERE IS THE MATH:

Sales price commission
$300,000 @ 6% $18,000
split to each agent

$9,000

rebate to you, buyer $4,500
IF AGENT NEEDS MORE INCENTIVE 5%  OF OUR COMMISSION
Buy side commission $9,000
Showing incentive fee $9,000 @ 5% $450 To listing agent to motivate
Total commission $18,000
Buy side (us) $9,000 - $450 $8,550
New split / rebate $8,550 / 2 = $4,275
