Description Of Programs & Services Provided

Types of listings we offer:

1.  LIMITED SERVICE LISTING: Same MLS, same listing as if you listed with a local agent. As the seller are responsible to perform all activities related to the successful closing of your transaction including; negotiating, getting copies of all offers, counter offers & closing statement to broker. If there is a buyer’s agent they do not do this work for you. Basically, you do what a full service Realtor does. If problems arises with the inspection, appraisal, title or any other aspect of the transaction, you are responsible for solving these issues. NOTE: Many agents don't like dealing direct with sellers. Many sellers have no clue what or how to do this which creates resentment on the part of some agents who've had a bad experience with a clueless seller. Some agents may even refuse to write offers on Limited Service listings.

2.  Limited Service with Contract Review:  With the contract review we help you when the offer comes in. The offer is email to both of us (So buyers agents know we are assisting you). We go over the offer with you explaining it telling you how to make the counter offer. Once the counter offer is done and back to the buyer's agent or buyer you're on your own and responsible for the remainder of the offer process.   This gives you a good start on the negotiation process and review of the offer. 

3.  FULL SERVICE, SMALLER FEE UP FRONT   WITH 1/2% PAID AT CLOSING: Smaller up-front fee with fee at closing. Commission at closing to KRLLC is 1/2 of 1% of sales price or $1,000, whichever is less at closing (minimum of $500). This fee applies regardless of who procures the buyer.

4. FULL SERVICE, UP FRONT FEE ONLY:  Upfront fee paid at time of listing. No other fees to listing broker, only buyer’s agent if there is one. "

NOTE: On all "Full Service" listing programs, we do everything a "Traditional agent" does to ensure a smooth closing.

AS YOU BEGIN THE SIGN UP PROCESS:

  • We can pull sold comparables to help you "Fine Tune" your asking price.
  • We go over listing strategy giving you ideas how to price your home and stage it for the quickest possible sale.
  • Go over the paperwork to get you listed as quickly as possible.

AFTER YOUR LISTING IS LIVE

  • We're there to offer any advise with anything you need from how to show to staging your home
  • When the offer comes in, i'ts emailed to both of us.
  • We go over the offer with you explaining the offer and all of it's components.

  • We show you how to make the counter offer and discuss strategy to get you the highest possible price.

  • We are there to help with counter offer after counter offer until we obtain a "Fully signed contract".

  • We are there to help coordinate the inspection (after the offer the first step is the buyer getting a property inspection).

  • We are there to help overcome any inspection issues. (This is perhaps the single largest issue. Many times sellers are happy to get a signed offer only to have inspection issues with the home and the deal dies...) We are there to help resolve inspection issues to ensure the deal progresses.

  • We are there to help with the appraisal. Again, some appraisals come in low killing the deal. With full service we are there to help try to resolve any appraisal issues so the deal can continue to close.

  • We verify the buyer is approved (we used to own a mortgage company so have tons of experience here).

  • We order title from a title company of your choice

  • We go over title to ensure there are no old liens that may hold up a successful closing.

  • We make sure the title company provides an accurate closing statement and go over that too.

In short, we do everything a "Traditional agent" does to ensure a smooth closing.

THE BOTTOM LINE: Many buyers anents prefer dealing with another agent instead of the seller... Some agents may have had a bad experience with other limited service sellers and may be hesitant to go down that road again.  For a very reasonable fee you can have all of the benefits of a full service Realtor behind you at a fraction of the cost!
