Thinking of cancelling & going with a "Traditional agent?"

So, you've been listed for awhile but no sale... It's depressing, what is the solution? Here is the typical scario: Home has been listed, showings, no offers. Sellers talk with agents then an agent tells them all of the wonderful things they'll do for them and how the flat fee brokers are possibly avoided.

This is a lie!

Your home hasn't sold due to the condition or price period.

It has nothing to do with a flat fee listing.

I'll bet you $10! Here's the bet:

  1. You switch to a traditional agent. They tell you all the great things they'll do for you. In the end you'll find you get little more than a listing. You will not hold them accountable for weekly updates and a marketing plan detailing EXACTLY what they will do for you beyond entering you into the MLS.
  2. Your home will sell and the buyer's agent will come from another office. So, you wasted 3% of your hard earned equity.
  3. Your home will sell for far lower than what it was listed at with us. I've listed about 4,000 homes since 1989 and know this is true. So, before you switch think hard. There is little even a great agent can do after they list you. Prove me wrong. Send your closing statement to me.
  4. If your sales price was 99% of your asking price with me I'll pay you the $10.

Prove me wrong please.
